Lease terms

The lease term is a 12 months with annual renewals for continued 12 month terms. Customized leases are possible based on agreement of both landlord and tenant. Tenants will pay (or be billed for) all utilities and are responsible for yard maintenance as required by the HOA. This is a non-smoking property. Tenants will agree to not smoke anywhere on the property or within the property lines as defined by county records. Renters insurance of 100,000 minimum liability is required and must be maintained in good standing at all times during the lease term(s) and must list all interested parties as additional insureds. Renters insurance, deposit and first months rent are required before keys will be provided. Pets are accepted, so long as that pet will not invalidate the landlord homeowners policy. Some bully breeds of dogs will do so, so please make contact with landlord first to ensure your pet does not fall within the excluded pets category. Damage caused by any pets on the property which exceeds the pet deposit and security deposit will be billed to tenant at the end of the lease term. The screening and selection criteria is based on all FHA applicable laws in addition to requiring receiving a complete and accurate application submission, credit score, income verification, rental history, and on time payment history. If Reasonable Accommodation is requested, for only reasons specifically identified in the HFA, applicant(s) must advise landlord in writing of their request for Reasonable Accommodation consideration and provide 2 years of proof of on time rent and utility payments to be considered for tenancy. Property is available for immediate occupancy.
