Amount Fixed. Not refundable paid to Property Manager *Convenience Fee (Situational) $9.99 per payment with debit card / 2.99% per payment with credit card / $2.49 per payment with eCheck. Amount Varies. Not refundable, paid to AppFolio. **Resident Benefits Package (Optional) up to $39.95/month. New resident monthly benefits package $10.95 per month as of January 1, 2024 for insurance coverage. If you are not enrolled in the General Liability Insurance and don't provide your own, the total cost is $10.95 per month. This program covers a limited liability insurance plan, provided by our software provider. This will allow the Tenant to comply with coverage requirements required by the lease. Full Program Perks for $39.95 - General Liability insurance, Credit reporting, ID Theft Coverage, HVAC Filter Quarterly Delivery, Pinata Rewards Program. *Lockout Fee (Situational) Amount varies during business hours (Mon-Fri 9am-5pm) and after hours. Amount is Variable and payable to Property Manager and Landlord. *Month-to-Month Fee (Optional). Rent will increase 110% above the previous month's rent amount. Amount is fixed, not refundable and payable to Landlord. Holdover Rental Rate (Situational). 2x the daily rent. Amount is fixed, not refundable, payable to Landlord. *Yard Maintenance is tenant's responsibility. *HVAC filters changed out quarterly at a minimum. Tenant's responsibility. *Refrigerator/Freezer filters changed out annually.Tenant's responsibility. *Carpet cleaning annually. May be self cleaned or hiring a professional cleaner.Tenant's responsibility. *Bi-Annual Inspections during lease. No fees. 3) Rental Pricing and Fee Disclosure: *Liability Insurance (Situational) $10.95 per month if tenant does not provide an active renter's insurance policy. Fixed amount, not refundable, payable to Second Nature (Resident Benefit Package) or AppFolio. *Administrative Insurance Fee (Situational) $4.50 per month if signed up for Liability Insurance. Amount is fixed, not refundable and payable to Property Manager. *Lease Change Fee (Situational). $60.00 per lease change. Amount is fixed, not refundable and payable to Property Manager. *Cleaning Fee (Situational). Cost varies, not refundable and payable to Vendor. *Maintenance Repairs (Situational) Cost varies, not refundable and payable to Vendor. *Carpet Cleaning (Move out) Cost varies, not refundable and payable to Vendor. *Pet Screening Fee(s) (Mandatory) $30 per household pet account at PetScreening . com , $0 for ESA/Service Animal pet account, $0 for 'no-pet' account. Cost varies, not refundable and payable to Vendor. Explanation of Charges *Security Deposit (C.R.S. 6-1-737(3)(b)(I)): Refundable if no damages occur during the lease term. *Renewal Lease Administration Fee: Due at the onset of renewal of tenancy if offered. $150.00 per renewal fee/property. This fee offsets some of the Property Manager's costs for text messaging/emails, file storage, software, coordination/time spent, administrative overhead, etc. *Late Fee: A fee assessed on any unpaid rent balance when monthly rent and other amounts due are not received within eight (8) calendar days after the due date. *HOA violations/notices: Any charges incurred by the Landlord for Resident's violation(s) of the HOA CCR's shall be the Resident's responsibility. *Lockout Fee: If tenant becomes locked out, Landlord, at their option, may in response to a request by Resident, deliver an extra key to the Property or contact Locksmith at tenant expense. *NSF Fee: Charged to the Tenant if any Tenant payment to Landlord is declined by a banking institution or cancelled/rejected for any reason. *Convenience Fee: Charged to tenant by AppFolio not the property manager for making a payment through the portal with debit card, credit card charge or eCheck. *Resident Benefits Package: New resident monthly benefits package $10.95 per month as of January 1, 2024 for insurance coverage.
