Lease terms

Smoking policy: NO SMOKING at the home or within 20 feet of the premises. Utilities paid 100% by tenant: Electricity and internet. Utilities partially paid by tenant: 25% of the total cost for water, gas, and trash removal. Insurance: Required liability $100,000 (exempted if income is less than 50%AMI or household receives public housing assistance) We are pet friendly landlords: up to 2 cats and/or dogs under 50 pounds are welcome with excellent landlord references and additional $300 per pet deposit. Late fee: $150 if rent is paid after the 6th of the month. Lease Break fee is 1.5X monthly rent (applicable only if lease is broken) . Move-in date must occur within (10) ten days of approval. Security deposit & Agreement to Execute must be received within forty-eight (48) hours of approval. This unit is posted for advertisement 8/8 at 6:30pm, and applications will be accepted start on 8/12 at 8am at least 72 hours into the future. Applications received prior to the acceptance date will be processed per the City of Portland Guidelines The dwelling unit is not a "type A Unit", Accessible Dwelling Unit. The City of Portland requires a notice to applicants of the Portland Housing Bureau's Statement of Applicant Rights. Additionally, Portland requires a notice to applicants relating to a Tenant's right to request a Modification or Accommodation.
