      Utilities Tenant shall be solely responsible for the payment of all utilities and services associated with the Premises, including but not limited to electricity, gas, water, sewer, trash, recycling, internet, and any other services used or consumed during the Lease Term, unless otherwise expressly agreed to in writing by Landlord. Tenant shall place all applicable utility accounts in Tenant's name prior to occupancy and maintain such accounts in good standing throughout the Lease Term. No Smoking Policy Smoking of any kind is strictly prohibited within the Premises and within 25 feet of all entrances, exits, windows, and common areas. This prohibition includes, but is not limited to, cigarettes, cigars, pipes, electronic cigarettes, vaping devices, and marijuana. Tenant shall be responsible for any and all damages, cleaning costs, odor remediation, or other expenses incurred as a result of any violation of this policy by Tenant, Tenant's employees, agents, customers, or invitees.
