Utilities Tenant shall be solely responsible for the payment of all utilities and services associated with the Premises, including but not limited to electricity, gas, water, sewer, trash, recycling, internet, and any other services used or consumed during the Lease Term, unless otherwise expressly agreed to in writing by Landlord.
