No Smoking Policy Smoking, vaping, or the use of any tobacco, marijuana, or similar products is strictly prohibited anywhere inside the home, garage, or any enclosed areas of the property. Evidence of smoking may result in charges for cleaning, deodorization, repairs, and any other damages caused by the violation. Electric & Solar Utilities Included The monthly rent includes normal electric usage through the property's solar energy system and Salt River Project (SRP), subject to the Solar/SRP Overage Clause below. HOA Compliance The Property is located within a Homeowners Association (HOA). Tenant agrees to comply with all HOA rules and regulations throughout the lease term. The HOA strictly prohibits visible trash containers except during designated collection times. Tenant is responsible for ensuring all trash and recycling containers are stored out of public view in accordance with HOA guidelines. Any HOA violation or fine resulting from Tenant's actions, negligence, occupants, guests, or invitees shall be charged to the Tenant's ledger. In addition to the amount of the HOA fine, a $25.00 administrative fee will be assessed for each violation processed. Landscaping Tenant is responsible for maintaining the landscaping throughout the tenancy, including watering, mowing, trimming, weed control, and general upkeep necessary to keep the yard in good condition and in compliance with HOA standards. Solar / SRP Overage Clause The monthly rent includes normal electric usage. The Property is equipped with a solar energy system and electric service through Salt River Project (SRP). Based on the previous year's occupancy and utility history, the combined monthly solar-related charges and SRP electric charges have generally remained below $100.00 under normal usage. If the combined monthly solar-related charges and SRP electric charges exceed $100.00 in any billing cycle, Tenant shall reimburse Landlord for the amount exceeding $100.00. Examples: If the combined charges total $85.00, Tenant owes $0.00. If the combined charges total $150.00, Tenant owes $50.00. If the combined charges total $225.00, Tenant owes $125.00. Tenant acknowledges that excessive electricity consumption including, but not limited to, continuously operating air conditioning at unusually low temperatures, charging electric vehicles, operating cryptocurrency mining equipment, or other unusually high electrical loads may result in utility overages for which Tenant is financially responsible under this provision.
