Lease terms

12-month lease preferred (flexible terms may be considered). Security deposit equal to one month's rent due at signing. All major utilities are included in rent, including electricity, water, septic, and landscaping. Tenant is responsible for trash service (approx. $55/month) and propane (typically filled 1 2 times per year depending on usage). Private driveway & parking included. No smoking allowed on the property. Pets may be considered on a case-by-case basis with additional deposit (though it is important to note it is near a preserve with lots of wildlife). Tenant is responsible for basic upkeep of the unit and keeping the property clean. Landlord handles major maintenance and landscaping. Proof of income (approx. 2.5x rent), credit/background check, and rental references required.
