Applicant Application Instructions: EVERY person who will be living in the home whose age 18 or over must perform the following, no exceptions. 1. Completely - Fill out the TAR Lease application and submit to listing Agent: Along with Non-refundable TAR Application fee of $75 2. Send with the application a copy of the applicant's drivers license front and back. 3. Send two most recent pay stubs 4. Owner reviews the application(s,) may ask clarifying questions. Applicant may be asked to take the next step in the Tenant screening process. If so, proceed to step 5. 5. Applicant is invited to fill out the MYSMARTMOVE questionnaire. Tenant is sent a private link using the Tenant's email noted on their application(s). Tenant clicks on the link, follows simple and easy steps. Applicant pays the screening application fee of $41.99 within the system. 6. If Applicant is approved, the Listing agent will draft the lease and send to the Applicant's agent for review with the Tenant. * Tenant will need to sign the lease the same day approval is given, or landlord reserves the right to withdraw their invitation and move on to the next eligible candidate. 7. Owner will execute lease. 8. The tenant's agent is responsible for ensuring accurate information. Application Criteria: 1. Valid ID: State issued DL or ID, US Passport, US Permanent Resident Card, Valid Foreign Passport + US issued work visa. 2. Applicants gross monthly income must equal to or exceed 3x total rent. Two most recent pay stubs 60 days most recent bank statements if paid by direct deposit 90 days most recent bank statements if you do not receive paystubs or direct deposit New job: offer letter on company letterhead including hourly rate or salary, state date, signed by employer Self employed: Business must be in operation for a minimum of 6 months. Copy of active business license. 5 months most recent bank statement from personal account and 5 months most recent bank statement from a business account (showing how you are consistently paid through the business to your personal bank account). Retirement, Social Security: Send active agency documentation (award letter, statement) Send 90 days recent bank statements. 3. Credit score should be at least 680 for all applicants. Any credit score below 620 is an automatic denial. No bankruptcies in past seven years No outstanding utility balances. No foreclosures No unpaid rent collections No evictions 4. Background: Misdemeanors will be reviewed on a case by case basis as each category and time frame may differ based on class and severity. If a judgment has been dismissed, you can provide proper documentation. Felonies will automatically be declined. 5. For a non-immigrant alien authorized to work for a specific employer: Valid Foreign Passport + US issued work visa Offer letter on company letterhead including hourly rate or salary, state date, signed by employer Form I-94 or Form I-94A that has the following: The same name as the passport, An endorsement of the nonimmigrant status as long as that period of endorsement has not yet expired. The proposed employment is not in conflict with any restrictions or limitations identified on the form. Terms of the Lease will include: 1. Minimum 12+ months lease term Zelle: - Security Deposit due at lease signing and payable to landlord - Pro-rated rent is due at lease signing and payable to the landlord: Owner's name: Jamie Nickerson & Constance Dolph - 1st full months rent is due at lease signing and payable to Briggs Freeman Sotheby's International Realty. - Security Deposit $3,000 due at lease signing, and Pro-rated rent, and Pet Deposit & Pet Fee (if applicable) is due before move-in and payable to the landlord. Owner's name: Jamie Nickerson & Constance Dolph 3. Monthly Rent will be payable via Zelle to Landlord: Owner's name: Jamie Nickerson & Constance Dolph 4. Tenant is responsible for: Lease must be signed within 24 hours. 1 month rent and security deposit due at lease signing. Lease commence/ take possession: within 14 days of signing lease - Tenant to maintain Renter's Insurance during the term of the lease. Must provide proof of insurance coverage at lease signing. Refer to Addendum - Tenant will maintain yard maintenance: Refer to Addendum - Tenants will set up and have utilities transferred in their Name - Repair Requests Non-Emergency repair issues to be submitted via email (in writing). If major issues occur, call the Landlord immediately! Refer to Addendum - Send the completed inventory and condition form to their Agent within 7 days of lease start - No Smoking is permitted on the property Per paragraph 17, F Smoking. - No charge for a service animal or emotional support animal with a certificate. - First month's rent and all move-in funds due before the key is released. Refer to LEASE ADDENDUM: SPECIAL PROVISIONS & PROPERTY PROTOCOLS ___________________ LEASE ADDENDUM: SPECIAL PROVISIONS & PROPERTY PROTOCOLS 1. Asset Preservation & Temperature Control To prevent damage to the Property (including frozen pipes in winter and mold growth in summer), Tenant agrees to maintain the indoor temperature within the following range at all times (even when the home is not occupied): a. Minimum (Heat): 65 F b. Maximum (Cooling): 82 F 2. Exterior Hydrant Protection Tenant shall wrap the front ground-hydrant and the back wall-hydrant with one (1) insulated cover each between November 1 and March 31, or any time the outside temperature is forecast to drop below 32 F. Landlord is providing these specific covers/wraps (located in the garage). The front hydrant must be drained and winterized and not used during this timeframe. 3. Severe Cold Weather Protection To prevent internal pipe freezing, Tenant agrees to take the following active measures based on outside temperature: a. Below 32 F: Set kitchen and bathroom faucets to a slow drip (hot/cold mixture). a. Below 20 F for 24 hours: Set kitchen and bathroom faucets to a thin stream (approx. pencil-width, hot/cold mixture). 4. HVAC Maintenance & Filter Landlord has provided a 12-month supply of air filters, individually labeled by month (e.g., "August 2026"). Tenant agrees to replace the air filter on the 1st day of each month. Failure to change filters every 30 days may result in HVAC failure (frozen coils or furnace cycling) b. Verification: Tenant agrees to take a dated photo of the new filter installed and text/email it to Landlord upon request. 5. Plumbing Systems & Clog Prevention Tenant acknowledges that the Property consists of older sanitary drainage infrastructure due to the age of the house. To prevent backups and blockages, Tenant agrees to the following protocols: c. Prohibited Items: Tenant shall NOT flush any items other than human waste and septic-safe toilet paper. Landlord has provided a courtesy starter supply of septic-safe toilet paper. Tenant is responsible for purchasing appropriate products after this supply is exhausted. Prohibited items include, but are not limited to: "flushable" wipes of any kind, paper towels, feminine or reproductive hygiene products, and dental floss. d. Liability for Clogs: Landlord is responsible for repairs related to structural failure of sanitary drain lines (e.g., tree roots, collapsed lines). Tenant is responsible for the cost to clear any stoppages or clogs caused by Tenant's negligence, misuse, or the introduction of prohibited items listed above. If a plumber retrieves wipes, hygiene products, or foreign objects from the line, Tenant will be billed for the service call. 6. Smart Home Devices (Ring) Landlord has provided the following devices attached to the Property: two (2) Ring Doorbells, two (2) Ring Floodlights, and spare batteries. Tenant is permitted to utilize these devices and link them to their own personal Ring account during the lease term. These devices are fixtures of the Property and must not be removed. Upon lease expiration, Tenant must (1) physically leave all devices/batteries at the Property and (2) disconnect/remove the devices from their personal Ring account. Failure to return devices or disconnect them from the account will incur a replacement fee of $100.00 per device. 7. Emergency Water Shut-Off Tenant acknowledges that instructions on how to shut off the water main (red valve in the front planting bed valve box) will be provided in their welcome packet. In the event of a burst pipe or uncontrolled leak, Tenant agrees to immediately shut off the main water supply at the main water valve before contacting the Landlord or emergency services. 8. Irrigation System & Foundation Preservation (Smart Controller) Landlord has installed a Rachio Smart Irrigation Controller to efficiently maintain soil moisture levels necessary for foundation integrity and landscape health. a. Tenant Responsibilities: Tenant agrees to connect the Rachio controller to the Property's Wi-Fi network within 3 days of move-in (or internet activation). b. Ownership & Access: If Tenant is required to "claim" the device to configure Wi-Fi, Tenant agrees to transfer ownership back to Landlord (or grant Admin access) via the Rachio App. c. Schedule & Usage: Landlord has programmed a low-use watering schedule (April November) designed for foundation preservation and compliance with City of Dallas Water Conservation ordinances. When connected to Wi-Fi, it also uses local weather data to limit over-watering. Tenant is prohibited from unplugging the controller, disconnecting it from Wi-Fi, or altering the programming without written consent. d. Maintenance: Landlord is responsible for mechanical repairs to the sprinkler system (e.g., broken heads, leaks) or the controller. Tenant agrees to report any visible leaks or system malfunctions immediately. 9. Yard Maintenance & Landscaping a. Tenant Responsibilities: Tenant shall maintain the yard in a neat orderly condition, including weeding the driveway and flower beds and removal of leaves/ordinary debris. Lawn debris and bulk trash set-out shall adhere to city of Dallas Bulk Trash schedules to avoid city ordinance violations. b. Landlord Responsibilities: Landlord will arrange for professional maintenance for: mowing and edging, irrigation system inspections, gutter cleaning, and removal of Major Storm Debris (defined as tree limbs exceeding 4 inches in diameter) and routine tree trimming. 10. Renter's Insurance & Liability Coverage a. Requirement: Tenant is required to obtain and maintain a Renter's Insurance policy with a minimum of $100,000 in General/Personal Liability protection. Tenant agrees to list Landlord as an "Interested Party" (or "Additional Interested") on the policy to ensuring Landlord is notified of any policy cancellation or lapse in coverage. b. Proof of Coverage: Tenant must provide a Certificate of Insurance (COI) to Landlord or Landlord's Agent prior to move-in. Landlord reserves the right to withhold keys and access to the Property until verifiable proof of active insurance is received.. 11. Bathroom Moisture Control & Maintenance a. Tenant is responsible for use of the bathroom exhaust fan and the regular cleaning of all bathroom surfaces (tile, grout, caulk, and walls) to prevent the buildup of mold and mildew. Landlord will provide a bottle of appropriate floor and wall tile cleaner as a courtesy. 12. Access Control & Key Inventory a. Inventory Provided: Landlord has provided the following keys and access devices, located in the kitchen drawer (unless otherwise noted): b. House Keys: Front Door (1 main + 1 spare), Back Door (1 main + 1 spare), Garage Door (1 main + 1 spare). c. Garage: Two (2) Garage Door Remotes. d. Return Policy: Tenant agrees to return all listed items to the Landlord upon lease expiration. e. Lost Item Penalty: Failure to return any of the listed items (keys or remotes) will result in a $150.00 charge. 13. Non-Realty Items & Personal Property: a. Inventory: Landlord has left the following items at the Property for Tenant's convenience: Samsung Washer & Dryer, Refrigerator, Outdoor Sofa Sectional, Outdoor Dining Set, Smokeless Fire Pit, Three (3) Wood and Steel Benches (around Fire Pit and Tree), two metal storage racks (in garage), basic touch-up paint and spare parts for the house, Two (2) plastic patio chairs, Two (2) front porch planters, Three (3) Raised Planters (backyard), Three (3) steel garden planters (side of house). b. Warranty & Maintenance (Appliances): Landlord agrees to maintain the Washer and Dryer in working order. Tenant agrees to clean the dryer lint trap after every use and occasionally remove build up at the outdoor dryer vent opening. c. No Warranty (Furniture/Amenities): With the exception of the Washer and Dryer, all other Personal Property items left are provided in "As-Is" condition. Landlord is not responsible for the repair or replacement of these items if they are damaged or wear out during the lease term. If Tenant chooses not to use them, Tenant may store them in the garage but must return them to their original location upon move-out. Failure to return personal property to the Landlord at move-out will result in a charge for replacement cost of missing items. d. Liability: Tenant assumes all liability for the safe operation of the Fire Pit and agrees to follow all local burn bans, safety ordinances, and approved safe disposal of ashes.
