Lease terms

Lease Duration: 12-month lease preferred (other terms may be considered @ a higher rental amount, meaning 6 month lease may be ok at a cost of $500 more a month) Monthly Rent paid on the 1st of each month with a 3 day grace period Security Deposit: $5,450.00 (subject to approval) Application Fee: $85.00 per applicant (non-refundable) Pet Policy: $500 Per pet with a $100 pet fee Pets may be considered with owner approval. Pet rent: $25 per pet, per month Additional pet deposit may apply Utilities: Tenant responsible for all utilities unless otherwise stated $50/month for trash/sewer reimbursement) Spa Cleaning Services : $100 / a month included in the monthly rent already Move-In Costs: First month's rent + security deposit due prior to move-in, if the lease starts after the 1st but before the 16th, the rent will be prorated. Anything after this will have the prorated rent + next month's rent and security due. Renter's Insurance: Required for all tenants during the lease term Maintenance: Tenant to report all maintenance through online portal Emergency line available for urgent issues only HOA (if applicable): Tenant must comply with all HOA rules and regulations Smoking Policy: No smoking permitted inside the property Occupancy: All occupants over 18 must apply and be approved Application Fee is $85 per adults and all must apply.
