Well-behaved pets are allowed with prior approval and a per pet fee of $50 per stay. A vehicle is recommended for exploring Boise and the surrounding Treasure Valley, with easy access to major roads connecting you to Downtown Boise, Boise State University, Meridian and Eagle, and shopping and entertainment areas. Bike paths nearby also make it easy to explore the area on two wheels. The home is located in a quiet Boise neighborhood with convenient access to local amenities and outdoor recreation. Nearby highlights include scenic bike paths and walking trails, local restaurants and coffee shops, shopping centers and grocery stores, and parks and outdoor recreation areas. Guests enjoy the location for its peaceful atmosphere while still being close to Boise's main attractions. Quiet hours are from 10:00 PM to 8:00 AM. Please respect our neighbors by keeping noise to a minimum during these hours. Smoking (including vaping and cannabis) inside the home will result in a $250 cleaning fee. Parties, events, and unauthorized gatherings are strictly prohibited. Violation may result in immediate termination of the reservation without a refund and an additional cleaning or disturbance fee. Only guests included in the reservation are permitted on the property unless approved in advance. Additional unregistered guests may incur a $100 per person per night fee. Late check-outs beyond 30 minutes without prior approval will incur a $300 fee. Tampering with security devices (e.g., cameras, doorbell, smoke detectors) is strictly prohibited and will result in cancellation without refund. Always lock doors and windows when leaving the property. Please do not move furniture during your stay. If furniture has been moved, a $50 furniture reset fee will be charged after checkout to cover the time required to return everything to its original placement. Any violation of these rules may result in additional charges, removal from the property without refund, and/or reporting to the platform. Outdoor and garage amenities (including BBQ grills, hot tubs, saunas, and recreational or storage items) are offered as a courtesy and are considered self-maintained. While we do our best to prepare these areas, they are exposed to weather and natural elements and may not always be in working condition during your stay. These amenities are not guaranteed and not subject to compensation if unavailable or malfunctioning. Due to our location, occasional outdoor insects or wildlife (ants, spiders, flies, squirrels, etc.) may be present. This is considered normal for the area and does not qualify for refunds. While it's generally quiet, we cannot guarantee there won't be occasional sounds of neighbors, pets, or traffic. No refunds will be given for external noise beyond our control. For the safety of guests and the property, outdoor-only security cameras are in use. There are no cameras inside the home. Early check-in and late check-out are not guaranteed and must be pre-approved in writing. In the rare event of a local utility outage (Wi-Fi, power, water), the host is not responsible, and no compensation will be provided. While photos are representative, some decor or furniture may differ slightly. These do not qualify as grounds for refund. Guests acknowledge that minor signs of wear and tear, such as scuffed walls, small paint chips, or other cosmetic blemishes, may be present due to normal use. These do not constitute damage or justify refunds.
