RENTAL CRITERIA & APPLICANT STANDARDS Kingswood Village, Unit #179 1001 Commonwealth Drive #179, Kings Beach, CA 96143 3 Bedroom | 2 Bathroom | Fully Furnished | $4,900/month NOTICE: These criteria are applied consistently and equally to all applicants in compliance with the California Fair Employment and Housing Act (FEHA) and federal Fair Housing laws. Landlord does not discriminate on the basis of race, color, religion, sex, national origin, familial status, disability, sexual orientation, source of income, or any other protected class. 1. Income Requirements All applicants must demonstrate sufficient, verifiable income to support the monthly rent obligation. Minimum Monthly Income 3x monthly rent $14,700/month gross ($176,400/year) Acceptable Income Sources: Employment wages, self-employment, retirement, disability, investment income, or other verifiable sources Verification Required: Two most recent pay stubs, or last 2 years of tax returns (self-employed), or 3 months bank statements Multiple Applicants: Combined household income may be used to meet the minimum threshold 2. Credit Requirements A credit report will be obtained for each applicant 18 years of age or older. Minimum Credit Score: 680 or above Acceptable Credit History: No accounts in collection within the past 24 months; no recent bankruptcies discharged within 3 years Negative Factors Considered: Pattern of late payments, unpaid debt, or derogatory marks may result in denial or increased deposit No Credit History: May be considered with additional deposit or qualified co-signer 3. Rental History Eviction History: No evictions within the past 7 years; any eviction record may result in denial Landlord References: Positive references required from most recent landlord(s); landlord must confirm on-time payment and proper care of property Prior Rental Verification: Minimum 1 year of verifiable rental history preferred; first-time renters may qualify with additional deposit Early Lease Terminations: Unexplained early terminations within the past 3 years may result in denial 4. Employment & Background Employment Status: Stable employment preferred; remote workers, self-employed, and retirees welcome with income verification Employment Verification: Employer name, contact, and start date required; offer letters acceptable for new positions Criminal Background: Reviewed on a case-by-case basis in accordance with California law; convictions directly relevant to tenancy may be considered 5. Occupancy & Lease Terms Maximum Occupancy: 2 persons per bedroom maximum 6 occupants for this 3-bedroom unit Lease Term: Minimum 12-month lease required Available Date: August 1, 2026 Subletting: Not permitted without prior written consent of landlord 6. Pets Pets are considered on a case-by-case basis. Application Process To apply, please submit the following: Completed rental application (all adult occupants 18+) Government-issued photo ID Proof of income (pay stubs, tax returns, or bank statements) Authorization for credit and background check Contact information for current and previous landlords Application fee covers the cost of credit and background screening. Fees are non-refundable. Incomplete applications will not be processed. All adults (18+) residing in the unit must apply. 9. Security Deposit Security Deposit: Equal to 3 months' rent $14,700 Last Month's Rent: Not required at this time Move-In Costs Due: $4,900 (first month) + $14,700 (deposit) = $19,600 at lease signing Questions?
