Minimum Credit Score: 680 or above Acceptable Credit History: No accounts in collection within the past 24 months; no recent bankruptcies discharged within 3 years Negative Factors Considered: Pattern of late payments, unpaid debt, or derogatory marks may result in denial or increased deposit No Credit History: May be considered with additional deposit or qualified co-signer 3. Rental History Eviction History: No evictions within the past 7 years; any eviction record may result in denial Landlord References: Positive references required from most recent landlord(s); landlord must confirm on-time payment and proper care of property Prior Rental Verification: Minimum 1 year of verifiable rental history preferred; first-time renters may qualify with additional deposit Early Lease Terminations: Unexplained early terminations within the past 3 years may result in denial 4. Employment & Background Employment Status: Stable employment preferred; remote workers, self-employed, and retirees welcome with income verification Employment Verification: Employer name, contact, and start date required; offer letters acceptable for new positions Criminal Background: Reviewed on a case-by-case basis in accordance with California law; convictions directly relevant to tenancy may be considered 5.
