Lease terms

Welcome home! Renting a single-family home is different than renting an apartment. Our intent is to help clarify the differences to ensure that you & future tenants can comfortably enjoy the home. Tenant will put the utilities in their name and pay them monthly: Water, Sewer, Gas, Electric, Trash, Internet. No smoking inside the home. No painting without prior approval from the landlord. No physical changes to the home without prior approval. Dogs & Cats are allowed with prior landlord approval. If your pet sheds, $250 additional will be withheld from the deposit to help pay for professional vent cleaning since future tenants may be allergic. 12-month lease minimum. 24-month lease maximum. Landlord will pay for semi-annual HVAC maintenance. The landlord will also pay the annual HOA fee so you can enjoy the amenities offered by the neighborhood association! That said, please be respectful of your neighbors' rights to quiet enjoyment. If you are a nuisance, this can affect the landlord's ability to rent the home. If you are classified as a nuisance (excessive complaints, police presence, etc), you may be asked to vacate the property and your deposit will be withheld since the landlord will need to make the home ready for new tenants. Early lease termination is not allowed. In an emergency situation and if all parties agree (situations vary), the landlord requires a 60-day notice & the tenant will pay a 2-month rent penalty in addition to the 60-day notice at move-out. We want you to enjoy the home & our visits will be limited. You will be notified prior to any visit. If there is an issue at the home (ex. - leak, damage, non-working appliance, etc), contact the landlord immediately. If the landlord is not notified, you may be responsible for the cost of the repair. Renter's insurance is required and proof of the coverage should be supplied to the landlord prior to move-in.
