Lease terms

The tenant is responsible for all utilities. Pets are permitted but must be disclosed and approved in accordance with the lease. The landlord will provide at least 24 hours' notice before entering the property for repairs, inspections, or showings, except in emergencies or as otherwise permitted by law. Rent is due on the first day of each month. Rent will not increase during the lease term. Late fees may apply as outlined in the lease agreement. The landlord is responsible for maintaining the property's major systems and provided appliances, including plumbing, electrical, HVAC, and covered appliances, except for damage caused by the tenant or the tenant's guests. The tenant must promptly report any maintenance issues or conditions that could result in damage to the property. Alterations, remodeling, or repairs beyond routine maintenance may not be performed without the landlord's prior written approval.
