Lease terms

Applicants who do not meet minimum screening standards will not be approved. Applicant must have current government issued photo ID and a valid social security number. Applicant's monthly household income must exceed 3 times the rent. All income must be from a verifiable source. Unverifiable income will not be considered. Applicant's must receive positive references from all previous landlords for the last 5 years. Applicant may not have any evictions or unpaid judgements from previous landlords. Applicant must exhibit a responsible financial life. Credit score must be a minimum of 620. A background check will be conducted on all applicants 18 and older. Applicant's background must exhibit a pattern of responsibility. Applicants must be non-smoker. Occupancy is limited to 2 people per bedroom. At landlord's discretion, compensating factors such as an additional security deposit or co-signer (guarantor) may be required for qualification if applicant fails to meet any one of the above requirements. In the event of multiple applicants, tenancy will be granted to the most qualified, based on the above criteria. Up to 2 pets allowed with additional $300 non refundable pet deposit, per pet. Breed restrictions apply. Breed restrictions are as follows but not limited to: Doberman Pinscher, Pit bull, Rottweiler, Chow Chow, Wolf dogs and wolf hybrids, Presa Canario (Canary dog), & Akita. Pit bulls, as defined by insurance companies, generally encompass Bull Terriers, Staffordshire Bull Terriers, American Bull Terriers and American Staffordshire Terriers, or any combination of these breeds. Other frequently banned dogs include: Mixed breeds of the dogs listed above Guard dogs Dogs with any prior incident of biting another person or animal Dogs with any prior incident of attacking or setting upon any person or animal with violent force Any dog that displays a vicious temperament as observed by an insurance company employee
