Lease Information Rent: $1,700 per month Security Deposit: $1,700 Minimum 12-month lease One dog permitted, maximum 40 lbs., subject to landlord approval $250 non-refundable pet fee No smoking or vaping permitted inside the home Tenant Responsibilities Tenant is responsible for: Electricity Gas Lawn and landscape maintenance Monthly HVAC filter replacement Promptly reporting maintenance issues Maintaining renters liability insurance throughout the lease Application Requirements Every adult (18 years or older) who will occupy the home must complete an application and meet the minimum rental qualifications. Applicants must meet the following minimum requirements: Minimum 680 credit score Gross monthly income of at least 3x the monthly rent Verifiable income for the previous 3 months Satisfactory rental history No prior evictions Credit, background, and rental history screening required Application & Screening Process The applicant is responsible for the MyRental screening fee, which is approximately $40 per applicant. All applicants are evaluated using the same published rental criteria and in accordance with applicable federal, state, and local fair housing laws. This property does not participate in the Housing Choice Voucher (Section 8/HUD) program or other third-party rental assistance programs. We are seeking responsible, long-term tenants who will take pride in caring for this home.
