PETS. The Tenant is not permitted to have pets of any nature on the Premises. SHOULD TENANT VIOLATE THE PET CLAUSE BY KEEPING ANY UNAUTHORIZED PETS ON THE PREMISES, TENANT HEREBY AGREES THAT HE/SHE SHALL PAY AN ADDITIONAL $200.00 PER MONTH IN RENT FOR ALL MONTHS, OR ANY PART OF A MONTH, THAT THE PET IS THERE. NO SMOKING: Absolutely no smoking on the Premises. UTILITIES AND SERVICES: Tenant shall be responsible for all utilities and services incurred in connection with the Premises to include but not limited to electrical service, water/sewer, nest doorbell camera, cable TV and Internet service. REPAIR AND MAINTENENCE: The Tenant must immediately notify the Landlord of all broken glass, when there is a malfunction of any appliance, HVAC unit, fixture or any plumbing problem or other defect or damage in or to the premises. The Tenant agrees to be responsible for the first Fifty dollars $50.00 of any repairs which are incurred, except those repairs required at the time of occupancy and reported in writing to Lessor within five days of occupancy. RULES AND REGULATIONS: Nails shall not be driven into the walls (a reasonable number of picture hangers accepted) or woodwork. Additional locks, bolts, chains or hooks shall not be put on doors without written permission from the Landlord. Radio or television aerials shall not be placed or erected on the roof or exterior of the building without written permission from the Landlord. Tenant shall at time of vacating the premises, have the carpeting professionally steam cleaned and left in good repair, ordinary wear accepted. If such cleaning is not accomplished by the Tenant, action deemed necessary by the Landlord to accomplish same shall be taken by the Landlord at the Tenant's expense. Tenant shall furnish a receipt evidencing that such cleaning has been accomplished.
