There is a private community POOL that comes with this property- tenant MUST pay annual pool fee of $305 by April 1st of each year to be considered. The HOA collects all payments, you can pay directly or through landlord. 4. The HOA fee for this property is $120 a month. If you sign by July 6th 2024, we will cover 50% of this fee for the duration of your lease ($60). This HOA fee covers snow removal, garbage collection, keeps the property and neighborhood safe, clean and beautiful for everyone. 5. Security deposit and first months rent due at signing ($2,350 for each), as well as $120 monthly HOA fee and $305 pool fee- if signed by JULY 6TH we will COVER YOUR POOL FEE FOR YOU THIS SUMMER and give you a 50% DISCOUNT on the HOA fee for the ENTIRE DURATION OF YOUR LEASE :) 6. The pool fee is made mandatory by the HOA. It's $305 if paid by April first of each year. This pool is ONLY for residents of the Belmont community, so you will have private access with your family to enjoy during the summer heat! If your lease is signed by July 6th, your 2024 pool fee will be covered and you can use the pool FREE of charge for this summer. If animal leaves urine or defacation stains within property, this repair/deep clean will be taken out of your security deposit. 8. Rent is due at the first of every month. Any rent paid after the 15th of the month will be subject to a $75 late fee. Any missed rent will be breaking the lease terms and initiate eviction proceedings. No exceptions. 9. Enjoy the community!
