MISSISSIPPI RESIDENTIAL LEASE AGREEMENT This Residential Lease Agreement ("Lease") is made and entered into on _________, 20, by and between: Landlord: __________________________________________ Tenant(s): _________________________________________ Landlord leases to Tenant, and Tenant leases from Landlord, the following property: Rental Property Address: ("Premises") 1. LEASE TERM The Lease shall begin on _______________, 20, and end on _______________, 20. At the expiration of the Lease, tenancy shall terminate unless otherwise agreed in writing by both parties. 2. RENT Tenant agrees to pay monthly rent of $900.00. Rent is due on the _____ day of each month. Payment shall be made to: 3. LATE FEES If rent is not received within _____ days after the due date, Tenant shall pay a late fee of $________. Late fees do not waive Landlord's right to pursue other remedies allowed by law. 4. SECURITY DEPOSIT Tenant shall pay a security deposit of $900.00 before taking possession of the Premises. The security deposit may be used for unpaid rent, damages beyond ordinary wear and tear, excessive cleaning, lost keys, unpaid utilities owed by Tenant, or other charges permitted by law. 5. PETS No pets shall be kept on the Premises without prior written approval from Landlord. Approved pets require a non-refundable pet fee of $150.00 per pet. Tenant is responsible for all pet-related damages, cleaning, odors, flea treatment, and repairs. 6. UTILITIES Landlord Pays: * Water service Tenant Pays: * Electricity * Gas * Internet * Cable/Satellite * Telephone * Trash service (if applicable) * Any utility not specifically assigned to Landlord 7. OCCUPANTS Only the following persons may reside at the Premises: No additional occupants may move into the Premises without Landlord's written permission. 8. USE OF PREMISES The Premises shall be used solely as a private residence. Tenant shall comply with all applicable laws and shall not engage in any illegal activity on the Premises. 9. NO SMOKING POLICY Smoking and vaping are strictly prohibited inside the dwelling. This prohibition includes: * Cigarettes * Cigars * Pipes * E-cigarettes * Vape devices * Marijuana * Any other smoking substance Tenant is responsible for ensuring that guests and occupants comply with this policy. Costs associated with smoke damage, odor removal, repainting, carpet cleaning, duct cleaning, or other remediation shall be charged to Tenant and may be deducted from the security deposit. Violation of this policy constitutes a material breach of the Lease. 10. MAINTENANCE AND CLEANLINESS Tenant agrees to: * Keep the Premises clean and sanitary. * Promptly report maintenance issues. * Properly dispose of garbage and waste. * Prevent damage to the Premises. * Maintain all appliances and fixtures in a reasonable manner. Tenant shall be responsible for damages caused by Tenant, occupants, guests, or pets. 11. HVAC FILTER REQUIREMENT Tenant shall replace HVAC/air conditioning filters at least once every thirty (30) days or more frequently if needed. Failure to replace filters resulting in damage to the HVAC system shall be the responsibility of the Tenant. 12. LAWN AND YARD MAINTENANCE Tenant shall maintain the yard, including: * Mowing grass * Removing trash and debris * Basic weed control * Keeping landscaping reasonably maintained Tenant shall not remove trees, shrubs, or landscaping without written permission from Landlord. 13. ALTERATIONS Tenant shall not paint, remodel, install fixtures, or otherwise alter the Premises without Landlord's prior written consent. 14. LANDLORD ENTRY Landlord may enter the Premises as permitted by Mississippi law for inspections, repairs, maintenance, emergencies, or to show the property to prospective tenants, purchasers, or contractors. 15. RETURNED CHECKS Tenant shall pay a fee of $________ for any returned check or rejected payment, in addition to any amounts permitted by law. 16. ABANDONMENT If Tenant abandons the Premises before the expiration of this Lease, Landlord may take possession and exercise all rights available under Mississippi law. 17. ASSIGNMENT AND SUBLETTING Tenant shall not assign this Lease or sublease any part of the Premises without written permission from Landlord. 18. JOINT AND SEVERAL LIABILITY If more than one Tenant signs this Lease, each Tenant shall be individually and jointly responsible for all obligations under this Lease. 19. DEFAULT Failure to pay rent, violation of any Lease provision, property damage, unauthorized occupants, unauthorized pets, or illegal activity shall constitute default. Landlord may pursue all remedies available under Mississippi law. 20. ENTIRE AGREEMENT This Lease constitutes the entire agreement between the parties and may only be modified in writing signed by both Landlord and Tenant.
