Standard Lease Terms for Residential Apartment Lease Duration: A 12-month lease is standard, with the option to renew by providing 60 days' notice. Rent and Deposit: First month's rent and a one-month security deposit are due at lease signing. A pet deposit (typically $250 per cat) is required if applicable. A late fee of $50 applies if rent is more than 5 days late, with an additional $10 per day thereafter. Utilities: The rent includes heat, electricity, water, sewer, trash, snow removal, and air conditioning. Tenants are responsible for internet and cable services. Pets: Up to two cats are allowed per unit. Dogs are not permitted, in accordance with HOA rules. Tenants are responsible for any pet-related damage and odor remediation at move-out. Smoking: Smoking is not allowed anywhere in the unit or in any shared building spaces. (In unit sprinkler system, building wide smoke detector system) Maintenance: Tenants are responsible for minor maintenance items such as replacing lightbulbs and clearing clogged drains. The landlord is responsible for all major system or appliance repairs. An emergency maintenance contact will be provided. Access and Entry: The landlord will provide 24 hours' notice before entering the unit for non-emergency purposes. In emergencies, entry may occur without notice. Move-Out: A 60-day written notice is required for non-renewal of the lease. The unit must be returned clean and free of damage. A move-out walkthrough will be conducted within 5 days of vacating.
