Lease terms

No rubbish, garbage, or other waste to be left on stairways or on porches or in yard. No baby carriages, toys, or other articles shall be left on stairways, or on porches or in yard Radios, televisions and musical instruments are allowed to be used by Tenant but use of the same shall not be such as to disturb neighbors or other Tenants. Tenant understands and agrees that it shall be Tenant's own obligation to insure his/her personal property. Tenant shall not make any decorations, alterations, additions, repairs or changes to premises without written permission of Landlord. Any curtain rods, shades, cup holders, towel bars or other attached conveniences shall remain at termination of tenancy and become property of the Landlord. The Landlord shall be under no obligation to redecorate the premises, and shall not be responsible for any damages suffered by the Tenant or those claiming under him, by reason of Landlord's negligence in or incidental to the making of any repairs or performing any redecoration. No locks are to be installed or changed. Landlord will have a key to premises at all times and may enter at any time in case of emergency and at any reasonable time to make repairs. Should a Tenant become locked out of his/her rented premises, and need to obtain Landlord's key to reenter, a charge of $25.00 shall be paid by Tenant. All drains and waste pipes on plumbing are accepted as clear by Tenant. Any partial or complete stoppage occurring during tenancy shall be reported to Landlord for repair. Cost of repair plus any resulting damage to premises, if stoppage is due to Tenant's negligence, shall be paid by Tenant. Tenant shall be liable to Landlord for damage to the premises occasioned by the willful act or negligence of Tenant or those claiming under him. No part of the premises shall be used for business, household occupations or professional services. Washers and dryers where applicable are not provided by the Landlord. Cost of repair plus any damage resulting from misuse if malfunction is due to Tenant's negligence, shall be paid by Tenant. Machines are not to be used at unreasonable hours No outside clotheslines allowed. No antennas allowed. No waterbeds allowed. No washing of cars, trucks or other vehicles. No changing of water devices, i.e.: faucets and showerheads. Tenant shall give Landlord one (1) month written notice of moving, if Tenant holds over after lease period, on or before the first day of the month, i.e., any notice of intent to terminate will not be effective until the first day of next month which will be the last month of tenancy. On termination of tenancy, Tenants) will leave premises as clean as found upon original commencement of tenancy and otherwise in as good condition as then. Cost of cleaning premises on Tenant's failure to do so, and cost to repair any damage, shall be deducted from Security Deposit. If such cost exceeds the amount of Security Deposit, Tenant is to reimburse Landlord the balance within thirty (30) days after receipt of itemized statement. Failure to reimburse the Landlord shall result in legal action, the cost of which shall be paid by the Tenant. No vehicles on lawn or repaired on property whatsoever. Smoking or vaping is NOT permitted in the apartment and on the property and is strictly enforced. Damage or residue by smoking or candles is to be Tenant's liability. Safety and Security Measures To promote a safe and secure environment for all tenants, guests, and visitors, the property utilizes standard safety protocols. This may include the use of security cameras in common areas such as the exterior entrances, driveway, and any shared outdoor spaces. Clear signage is posted indicating where and when cameras are in operation. These cameras are used solely for safety, security, and property management purposes (e.g., monitoring access points, deterring crime, addressing incidents, or protecting shared property). Cameras are not installed or used inside individual tenant units, bathrooms, or any private living spaces. Tenant units are considered private and are never recorded by the landlord without explicit legal authorization. Any recorded footage is securely stored, accessed only by authorized personnel when necessary (such as for investigating reported incidents, insurance claims, or law enforcement requests), and retained in accordance with applicable laws. Footage is not used for routine monitoring of tenants' daily activities. By leasing and occupying a unit at the property, all tenants acknowledge and consent to these safety and security measures as a condition of maintaining a secure living environment for everyone. Tenants are encouraged to report any safety concerns to management promptly. The Waiver of any rule or regulation at any time shall not be deemed a Waiver thereof on any other occasion nor of any other rule or regulation.
