Small dog (maximum one) allowed under 35 lbs with non refundable, one time pet fee ($500) plus monthly additional rent charge ($100/month) for one pet. Proof of pet annual check up and vaccination history is required by building. Water/sewer, common area, and trash included. Tenant pays all other utilities, internet and TV. 24-hour luxury doorman building with enhanced security system. Parking: The unit includes one allocated parking spot in a covered underground garage. A second spot (side by side with the first parking spot) is available for additional $125/month Other fees: Nonrefundable $35 fee for application / credit check processing. Building Fees - 10 Byron Place, Larchmont: There is a nonrefundable, one-time new tenant processing fee of $500 due upon lease signing that covers HOA / building and document fee processing and approval by the HOA Board. This fee is separate from rent and security. The building also requires fully refundable Move in/Move out damage deposit of $500 that will be retuned soon after Move in after inspection by Superintendent/ building management. The return of this deposit is subject to adhering to HOA building rules throughout the moving process. Other: Tenants are required to have renter's insurance with minimum personal liability coverage of $300,000 with proof of insurance provided. The Cambium is a 100% non-smoking building. Minimum one year lease or longer.
