This is a non-smoking property and no events are permitted. Check-in is via self-check-in with a pre-arrival quality inspection. Check-out is at 10 am, with a $50 cleaner trip fee applying if the cleaning team cannot access the property due to a delayed checkout. A $400 housekeeping expense will be incurred for any evidence of smoking or vaping. Tampering with or disabling electronic monitoring devices is prohibited. The property utilizes a septic tank, and only toilet paper should be flushed. Trash must be bagged and placed in the bin, which should be rolled to the end of the road on Thursday nights for Friday morning pickup; failure to do so incurs a fee. Due to the natural surroundings, occasional ladybugs or crickets may be encountered. The fireplace is for decorative purposes only and is strictly prohibited from use. A mid-stay clean is required for stays of 40-60 nights, and a deep clean for stays over 60 nights. Standard cleaning fees cover the initial checkout clean only; mid-stay or deep cleans are charged separately. Parties are prohibited, and external CCTV and sound sensors will be activated for prolonged noise disturbances. An additional fee of $25 per extra person, per night, will apply for guests beyond the property's bed count. Early check-in and late check-out are subject to availability and incur an additional fee of $20 per hour. A 15-minute grace period after 10 am checkout applies, after which a $25 fee ensues every 15 minutes. Extending a stay by one night requires approval and is subject to a two-night minimum. The property is not responsible for anything that happens while parked. The Blackstone griddle requires specific cleaning instructions before and after use. Electronic monitoring devices are used for safety and convenience, including exterior security cameras and video doorbells, and interior monitoring of temperature, humidity, and sound decibel levels. Amazon Echo devices are equipped with a microphone mute button, and there are never interior cameras or recording devices. Internet is provided as a convenience with a 1.2TB monthly limit; exceeding this may impact speeds. No refunds are issued for outages or slow speeds. In the event of system failures (heating, cooling, water, etc.), neither the owner nor management is liable for damages, and no refunds will be given, though efforts will be made to repair. Management is not liable for loss, damage, or inconvenience caused by weather, natural disasters, pests, construction, or acts of God. Guests are recommended to carry travel or rental insurance. Guest personal property is not insured by the owner against loss or damage. Guests agree to indemnify, defend, and hold harmless the owner and management from all claims resulting from loss, damage, or injury. All payments are non-refundable, with cancellations requested within 24 hours of booking confirmation being refunded minus applicable fees. Cancellations after 24 hours forfeit all payments. Standard transaction and processing fees are non-refundable.
