      RESIDENTIAL LEASE AGREEMENT This Lease Agreement ("Agreement") is made and entered into on this ___ day of __________, 2025, by and between: Landlord: __________________________________________ ("Owner") Tenant(s): __________________________________________ ("Tenant") Property Address: 10 Baker Avenue, Cohoes, NY 12047 ("Premises") 1. Term The lease term shall begin on June 1, 2026, and end on June 30, 2027, unless otherwise terminated in accordance with this Agreement. 2. Rent Monthly rent shall be Two Thousand Five Hundred Dollars ($2,500), due on the 1st day of each month. If rent is not received by the 10th of the month, a $25 late fee will be applied. Payments shall be made to the Owner at the address or electronic payment method designated by the Owner. 3. Security Deposit A security deposit of $_________ shall be paid prior to move-in and held in accordance with New York State law. The deposit may be applied toward damages or unpaid rent at the end of the lease term. 4. Utilities and Services Tenant is responsible for gas and electric utilities. Owner will pay for water service. Tenant is responsible for trash removal on Tuesdays and Wednesdays. Tenant is responsible for maintaining the property in a clean and orderly condition. 5. Pets Pet friendly . 7. Smoking Smoking is not permitted inside the Premises at any time. 8. Garage Tenant shall have no access to the garage located on the property. 9. Swing Set Disclaimer Tenant acknowledges the presence of a swing set on the property. Tenant and guests use the swing set at their own risk. The Owner shall not be held liable for any injuries, damages, or accidents resulting from its use. 10. Maintenance and Repairs Tenant agrees to promptly notify the Owner of any needed repairs. Tenant shall be responsible for any damage caused by misuse or negligence of Tenant, household members, or guests. 11. Default Failure to pay rent or otherwise comply with this Agreement may result in termination of the tenancy and possible eviction in accordance with New York State law. 12. Governing Law This Agreement shall be governed by and construed under the laws of the State of New York. 13. Entire Agreement This document constitutes the entire agreement between the parties.
