Lease terms

LEASE TERMS Lease Term: This is a month-to-month rental agreement. Either party may terminate the tenancy by providing at least 30 days' written notice. Rent: Rent is due on the 1st of each month. Any late fees will be assessed as outlined in the lease agreement. Security Deposit: A security deposit equal to one month's rent is required prior to move-in and will be returned in accordance with Colorado law, less any lawful deductions for unpaid rent, damages beyond normal wear and tear, or other lease violations. Occupancy: The room is for one occupant only. No additional residents are permitted without the landlord's prior written approval. Utilities: Rent includes electricity, gas, water, sewer, trash, and high-speed internet. Pets: Trained pets are permitted at no additional monthly charge. Tenants are responsible for any damage caused by their pets and must clean up after them. Smoking and Drugs: Smoking, vaping, marijuana use, illegal drug use, and excessive alcohol use are prohibited anywhere on the property. Common Areas: The kitchen, laundry room, and other designated common areas are shared spaces and must be kept clean after each use. Quiet Hours: Quiet hours are from 9:00 p.m. to 7:00 a.m. to ensure a peaceful living environment for all occupants. Visitors: Reasonable daytime visitors are welcome, provided they are respectful of the property and other occupants. Parking: Parking is available only in designated areas as assigned by the landlord. Maintenance: The tenant agrees to maintain the rented room in a clean and sanitary condition and promptly report any maintenance issues. Background Screening: All applicants must successfully pass a background and credit check and provide employment verification before occupancy. Lease Violations: Failure to comply with the terms of this agreement may result in termination of the tenancy.
