Lease Terms: First month's rent, one-month security deposit (per CA law), and last month's rent prepaid at signing. FURNISHINGS ADDENDUM Tenant acknowledges that the Premises are delivered partially furnished. Tenant agrees to maintain all furnishings, fixtures, and included items in good condition, normal wear and tear excepted. Tenant shall be fully responsible for any damage, loss, or excessive wear to furnishings, including but not limited to upholstery, wood surfaces, appliances, decor, and accessories. At Landlord's discretion, Tenant agrees to reimburse Landlord for repair, replacement, or professional cleaning of any damaged or excessively worn furnishings, which may exceed the security deposit amount. PET POLICY ADDENDUM Pets considered on a case-by-case basis. Maximum 1-2 dogs. Breed, size, and age restrictions apply. Pet profile, photo, and vet records required with application. Pet rent applies. No cats preferred. Disturbance / Nuisance Pet(s) shall not create excessive noise or disturbance. Any complaints from neighbors or HOA may result in revocation of pet approval. Insurance Requirement Tenant shall maintain renter's insurance that includes pet liability coverage and provide proof upon request. Indemnification Tenant agrees to indemnify and hold Landlord harmless from any liability, damage, or injury caused by the pet(s) to persons or property. Violation Any violation of this Pet Policy shall be considered a material breach of the Lease and may result in removal of the pet(s) and/or termination of tenancy.
