Absolutely no burning incense, smoking or drug use inside any part of the house. Evidence of such use will be immediate grounds for eviction. Absolutely no domestic violence is permitted in the home. No deliberate damage to the home will be tolerated. Tenant will be responsible for maintaining lawn - watering grass, mowing, raking leaves, cleaning up after pets. Hoses and sprinklers will be provided by the landlord. Tenant will be responsible for shoveling walkways and driveways as they may desire when snow occurs. Landlord will take care of other landscaping needs (mulching and trimming plants as necessary). Owner pays HOA fees which include Trash Service and Access to pool, parks, trails, tennis courts etc. Renter must switch the gas, water and electric utilities to their name within the first week of occupying the residence and must maintain these utilities throughout their occupancy.
