Lease terms

The house is available furnished or unfurnished. The furnished price is $1,400, unfurnished is $1,300. No smoking is allowed in the house or on the covered porches. A fee of $800 per room will be charged to clean any rooms where tobacco smoke is detected. One small dog will be allowed with a non-refundable $250 fee. One cat will be allowed with a non-refundable $500 fee. The landlord will be responsible for outside maintenance; which includes cutting the grass, snow removal and any needed repairs. The lease is for one year. A month to month lease is available for a higher rent; $1600. Only the entire rent amount will be accepted monthly, with a 5 day grace period. Landlord will commence eviction on the 6th of the month, if the full rent is not paid. An off street parking spot is available for $100 per month, otherwise tenant can park on the street; alternate side in the winter. Landlord will inspect the property within 30 days of occupancy, 6 months within occupancy and then yearly at lease renewal. Landlord pays for water; tenant is responsible for heat, hot water, electric and garbage removal. There are washer and dryer hookups in the basement. At this time there is a washer and dryer for the tenant's use; however if the washer or dryer become inoperable, the landlord is not responsible to replace it. The tenant can purchase their own washer or dryer, which of course is theirs to take when/if they vacate the property. If the tenant proves monthly that they hold renter's insurance, the rent will be reduced by $25 per month.
