LEASE TERMS & REQUIREMENTS Minimum 12-month lease required. Monthly rent: $3,000. Tenant responsible for all utilities, including electric, gas, water, sewer, cable/internet, and renter's insurance. Proof of renter's insurance is required prior to move-in and must be maintained throughout the lease term. No smoking inside the home. Pets will be considered on a case-by-case basis with landlord approval. Landlord will provide lawn maintenance and snow removal. Tenant is responsible for minor maintenance items and service calls up to $150 when caused by tenant misuse, negligence, or issues within the tenant's control. Landlord is responsible for major repairs, structural maintenance, and mechanical systems not resulting from tenant negligence or misuse. Occupancy is limited to approved occupants listed on the lease. No subleasing, short-term rentals, or Airbnb-type rentals permitted without prior written landlord approval. No alterations, painting, installations, or modifications to the property without written landlord consent. Applicants must complete a credit and background screening, provide proof of income and employment, and meet landlord qualification requirements. Preferred applicant qualifications include verifiable household income of approximately (x2.5) times the monthly rent and a positive rental history. Move-in funds required: First month's rent, one-month security deposit, and tenant's portion of the broker fee ($1,500). Owner Pays: Lawn maintenance, snow removal, property taxes, homeowners insurance, and major repairs/maintenance. Tenant Pays: Electric, gas, water, sewer, cable/internet, renter's insurance, and routine maintenance/service calls as outlined above.
