Lease terms

All applicants will be screened with Zillow rent $35 (credit, background, eviction, rental history). Security Deposit: The security deposit will be returned (or an itemized list of deductions provided) within 30 days after the tenant vacates the property and returns all keys. If final damages cannot be determined within 30 days, an interim statement will be sent, with final accounting no later than 60 days. Deductions may be made for: unpaid rent/utilities, damage beyond normal wear and tear, excessive cleaning (including pet damage or smoke odors), unrepaired damage, yard neglect, trash left behind, or smoking-related issues. Normal wear and tear will not be deducted. Lease Length: 12-month fixed-term lease. After the initial 12 months, the lease will convert to month-to-month with 30 days written notice from either party. Rent Payment: Late Fee: $15 if rent is not received Utilities: Tenant is fully responsible for setting up and paying for all utilities including electricity, gas, water, sewer, trash/recycling, internet, and cable. Lawn & Yard Maintenance: -Tenant is responsible for all lawn and yard care, including regular mowing, edging, weeding, and keeping the yard neat and clean at all times. - Grass height must be kept at a neat and well-maintained level (ideally 3-6 inches) and must never exceed 12 inches per City of Greensboro ordinance. Tenant is fully responsible for any city fines, violations, or costs if the lawn is not properly maintained Smoking Policy: No smoking allowed inside the house. Outdoor smoking is permitted only if cigarette butts are properly disposed of and it does not disturb neighbors. Renter's Insurance: Tenant must maintain a renter's insurance policy with at least $100,000 liability coverage naming the landlord as additional insured. Proof of insurance must be provided before move-in.
