For other felony convictions, we will conduct individualized assessments that take into account mitigating factors, such as facts & circumstances surrounding the criminal conduct, age at time of conduct, evidence of good tenancy before and after conduct, nature & severity of conviction and the amount of time that has passed since the conviction. Criminal history which indicates that an applicants tenancy would constitute a direct threat to the health & safety of other individuals or whose tenancy could result in substantial physical damage to the property of the owner or others may result in rejection of the application. 7. Previous rental history reports from landlords must reflect timely payment, sufficient notice of intent to vacate, no complaints regarding noise, disturbances or illegal activities, no unpaid NSF checks, and no damage to unit or failure to leave the property clean and without damage at time of lease termination. Living in a property that is owned by a relative does not constitute a tenant/Landlord relationship for rental verification purposes. 8. No pets (with the exception of medically necessary pets for the benefit of the occupant(s) of any kind are permitted without specific written permission of landlord in the lease document, an addendum to lease, a non-refundable pet fee acceptable to landlord and/or an additional pet deposit or additional security deposit. Fees and deposits are waived for medically necessary pets. 9. A minimum non-refundable property preparation fee may be charged to the Resident(s) at time of leasing the property. Currently that fee is $150.00. Other mandatory minimum fees for cleaning, carpet cleaning, rekeying etc. may be charged as per the lease. Resident(s) shall still be liable for amounts for damages, cleaning, re- keying etc. that exceed this non-refundable property preparation fee or minimum fees. 10. Applicants will be required to pay a security deposit at the time of lease execution in a minimum amount of one months rent. WE RESERVE THE RIGHT TO REQUIRE A HIGHER SECURITY DEPOSIT. 11. The number of occupants must be in compliance with HUD standards/guidelines for the applied for unit. 12. We may require a holding or good faith deposit to be collected to hold a property off the market. In the event the application is approved, and applicant fails to execute a lease agreement, the applicant shall forfeit this deposit. The Bluebird Cottage is nestled in the charming heart of Old East Hill, Pensacola. This quaint and newly renovated guesthouse is ideal for any getaway. It's centrally located and just a 15-minute drive to Pensacola Beach, 5 minutes to downtown and it's just 1 block from the 23-acre Bayview Park. The Park offers tennis, walking path, workout area, playground, picnic areas, rentals, dog park and beach, and a boat launch. This historical neighborhood and its surrounding area have so much to offer!! The Bluebird Cottage is now dog-friendly! This guesthouse is nestled behind the main house with its own lit-up pathway and a small yard with a privacy fence. You will need to park on the street in front of the main house or across the street from your entrance. You may not use the driveway as it is reserved for the guest staying in the main house. The cottage is an open space with a futon that folds out to a full-size bed and a separate bedroom with a queen-size cozy bed. The bathroom with a half shower is located in the bedroom. At this time, there is no door that enters the bedroom. The kitchen does NOT have an oven or dishwasher, but it does have a 2-burner hot plate, an air fryer, a microwave, and an outside gas grill for cooking with all your cooking utensils needed. There is also a full-size refrigerator and a table set for 3. We have a stackable washer and dryer in the door next to the futon for your convenience. You have a covered entrance with a sitting area and a private front yard to enjoy during your stay. A perfect place to bring your dog! You will have a private yard, a dog park a block away, and even a dog beach!! We just ask that you reach out to us and let us know about your dogs. They must be well-behaved and potty trained. Other things to note: There are electric VEO bikes and scooters around the neighborhood to rent. You mostly find them @ the many parks in the neighborhood. The TV has a Roku stick, but you will need to log into your own apps for access. We have two drawers full of movies with a DVD player. There are 2 beach towels and dog supplies in the chest. Two beach chairs are set outside the cottage for your use to take to the beach. Sheets, blankets, and pillows for the futon can be found in the drawers under the futon. I provide 2 laundry pods, dishwashing soap and hand soap, 2 coffee pods, tea bags, one body bar of soap, 2 rolls of toilet paper, and 1 roll of paper towels during your stay. There is a Publix 5 minutes away to pick up more items. There are two security cameras attached to the main house that face the driveway and street. These camera's are turned on when guests arrive and leave or if there is any cause for cencern. No other cameras are on the premises. Some fun things to do: Enjoy Bayview Park, Pensacola Beach, Perdido Key Beach, Palafox Market, Downtown Pensacola, Naval Museum, the Blue Angels, Blue Wahoo game, or an Ice Flyers game depending on the season.
