Bedroom space in studio: 1 King bed - Lucid mattress Primary bedroom in 2 b/1 b: 1 Queen bed - Nectar mattress Flex room in 2B / 1 b: 1 Twin bed - Helix mattress Enjoy coffee on the front porches and take strolls through the private forest. Light up the large fire pit and make s'mores with the family. Flexible space - give one guesthouse to the teens or use it as an office. Also great for multiple working professionals: remote workers, healthcare professionals, etc. THE SPACE These two guesthouses are down the hill from the main house on the property, where your hosts reside. Each guesthouse is part of a separate building but they are close in distance. There is a large fire pit with seating for 6-8 in between the buildings. Guesthouse 1, "The Bohive", is a 1200 sq ft studio with king bed, kitchenette, living room with TV, desk area, and large open space (great for yoga!). This guesthouse has a boho design vibe, record player, and private front porch. Guesthouse 2, "The Fox Den", has two bedrooms and a Jack-and-Jill bathroom with shower. The kitchen includes everything you need to cook a full meal. There is a built in booth area as well as a desk nook. The large screened-in porch is a great place to enjoy coffee and watch the wildlife. Deer visitors frequent the property and are usually seen around dusk and dawn. GUEST ACCESS The two guesthouses will be completely private to guests. The land, including the valley, gardens, and forest are shared with your host family. You will have access to the laundry garage, connected to The Bohive. The upper hill and main house are off limits to guests. This is where your hosts live. Guests have their own private entrance and unpaved driveway that leads directly to the guesthouses. THE NEIGHBORHOOD The property is on the edge of a very quiet residential neighborhood. There are not any local businesses/restaurants within the neighborhood, but there are plenty just a quick drive away. I95 borders the property, which makes it very convenient and fast to access Richmond. Driving distance, give or take... - 12 minutes to downtown Richmond - 10 minutes to Carytown & Scott's Addition - 13 minutes to VCU - 20 minutes to Richmond International Airport - 2 hours to D.C. - 1 hour to Williamsburg GETTING AROUND A car is highly recommended. This area is bikable, but not walkable, to local businesses. Uber and Lyft are readily available & typically cost about $15 to get to downtown Richmond. OTHER THINGS TO NOTE - Interstate 95 borders the property. This is super convenient for travelers, but can be a little loud outside. The inside of the guesthouses are surprisingly quiet, but you may notice a subtle "white noise" sound from the traffic. - This is a safe space for folks from all minority and marginalized groups. Guests of all races, faiths, genders and sexual orientations are welcome. - Bi-weekly cleanings and linen service are the base price. - Up to two well-behaved human and animal-friendly animals are allowed per reservation. There is a pet fee of $150 per animal per month, which will be included after the reservation is confirmed. - There is no fenced in yard. Dogs must be kept on a leash at all times while outside. Dogs are welcome to enjoy the forest trails with their human companions. Please make sure to pick up poo while enjoying the outdoor space. - Guests will access their units from an unpaved service road, which cuts through the property and private forest. Please drive slow! - These guesthouses are on a private nature reserve. There are deer, foxes, turtles, snakes, groundhogs, hawks, and other wild creatures who frequently visit. We even caughthh a coyote on a trail cam once. In addition, our gardens attract an abundant amount of pollinators (bees, butterflies, etc.) in the spring and summer. The animals keep their distance and we ask that you do too. Please do not feed the animals.
