1. Lease Duration & Flexibility (Shorter Term Possible) Our standard lease term is 12 Months. We do offer shorter terms for added flexibility. 12 Months Base Monthly Rent 9 Months+ 7%Premium 6 Months+14 Premium Month-to-Month+ %20 Premium 2. Detailed Pet Policy (1 Cat, 1 Dog, or Small Pets) We are Pet Conditional and welcome certain animals under the following rules: Maximum: Up to two (2) approved pets per unit. This may be one (1) cat and one (1) dog, or two (2) small pets. Size/Weight Limit: Dogs are limited to a maximum adult weight of 50 lbs. Restricted Breeds: Due to insurance restrictions, aggressive dog breeds including, but not limited to, Pit Bulls, Rottweilers, Dobermans, German Shepherds, and mixes containing these breeds, are strictly prohibited. Small Pets: Small, caged animals (e.g., hamsters, gerbils, fish in tanks under 20 gallons) are permitted and do not count toward the two-pet maximum and do not incur fees. Pet Fees: Non-Refundable Pet Fee: $250 per pet (e.g., $300 - $500), due at lease signing. This is for wear and tear beyond the security deposit. Monthly Pet Rent: $75 per pet (e.g., $25 - $50), added to the monthly rent. Note: All service and emotional support animals (ESA) must be verified and are exempt from fees, but must adhere to all other community rules. 3. Smoking Policy Rule: Inside the building is a strictly Non-Smoking area, including electronic cigarettes. Permitted Area: Smoking of any substance (tobacco, vape, e-cigarettes, cannabis) is prohibited inside the unit and within 25 feet of any building entrance, window, or air vent. Designated Area: Smoking is permitted only in the outdoor, open-air patio. Penalty: Any evidence of smoking inside the premises will result in a minimum $500 remediation fine and may be grounds for lease termination. 4. Landlord Access & Property Check-Ups We believe in responsible property maintenance and upholding the Tenant's Right to Quiet Enjoyment while ensuring the long-term safety and integrity of the home. Landlord Right of Entry (as governed by TN Law): Notice Required: Landlord will provide at least twenty-four (24) hours written notice before entering for routine, non-emergency maintenance, inspections, or repairs. Tenant Consent: The tenant shall not unreasonably withhold consent for the landlord to enter for valid purposes, such as making repairs or conducting safety inspections. Emergency Entry: Landlord may enter without prior notice in the event of an emergency (e.g., fire, burst pipe, smoke detector sounding). Required Check-Ups & Maintenance Protocol To ensure preventative maintenance and compliance with your lease requirement to change HVAC filters, we utilize the following system: 1. HVAC Filter Responsibility: The landlord is responsible for changing the HVAC air filter every 60-120 days. 2. Filter/Safety Check-Up: The Landlord will schedule two (2) complimentary, non-invasive check-up appointments per year (one every six months). Purpose: The landlord (or maintenance tech) will inspect the filters (to confirm they are being changed), test the smoke/CO detectors, check for any visible leaks, and ensure all appliances are working properly. Benefit to Tenant: This ensures minor issues are caught early and is a non-negotiable lease requirement for the care of the property's major systems.
