Lease terms

The lease is for a period of one year and payment is through RentRedi platform. 3x Income-to-Rent ratio and 620 or above credit score (non-negotiable) UTILITIES: The Tenant is responsible for utilities (pest control excluded, garbage included in monthly rent). MAINTENANCE: The Tenant will, at its sole expense, keep and maintain the Property in good and sanitary condition and repair during the term of the lease. SMOKING: The Landlord does not allow smoking of cigarettes or e-cigarettes in the rental property. PETS: Prior approval is required along with a corresponding non-refundable, pet fee. All pets must be up to date with their shots, be house trained, and have no history of aggression or destruction. WATERBEDS: The Landlord does not allow the use of waterbeds on the premises. YARD: Frye Property Rentals will maintain the upkeep of the grounds. PARKING: The property has available parking in front of each unit. CAPACITY: No more than 4 individuals per unit. MAIL: Currently, mail is not delivered to this address so tenants will need to get a PO Box at Caledonia Post Office.
