Lease terms

First month's rent is due prior to taking possession of the unit. If you move in mid-month, you are required to pay a prorated amount. Payment methods via cashier's check or money order. Rent is due the first of the month and late as of the 6th day. Rental late fee is $50.00 per month. Minimum 1 year lease. A 60-day notice from the tenant is required for lease renewals and move outs via a email, text or letter mailed to the landlord. Damages beyond normal wear and tear to the property will be withheld from the security deposit. No outdoor pets. No smoking or vaping. Tenant is responsible for maintaining the lawn. Only the tenants listed on the lease are to occupy the property. No non-operating vehicles are allowed on the premises. Cleanliness is required. A rental walk-through checklist for both the move in and move out inspection. Lease termination guidelines are based on NC state laws. Service animals allowed with proper documentation with a pet fee of $250.00. Tenant is responsible for replacing damaged window blinds. Preferable no more than two people per bedroom. The security deposit is required at lease signing. Security Deposit Refund: The security deposit will be returned within 30 days after the lease ends and all keys have been returned to the landlord, subject to any allowable deductions under the lease and state law. The security refund will be sent to the forwarding address provided by the tenant.
