Lease terms

Lease Terms Rental Term: Lease terms available from 6 to 18 months. Month-to-month may be available upon lease expiration, subject to approval and updated rental rate. Automatic renewal does not apply unless agreed to in writing. Occupancy Limits: Maximum occupancy of 2 persons per bedroom, in compliance with local and state housing regulations. Long-term guests staying more than 14 consecutive days or 30 total days within a 12-month period must be approved in writing. Subletting: Subletting or short-term rentals (including Airbnb or similar platforms) are strictly prohibited unless prior written consent is provided by the landlord. Utilities: Tenant is responsible for electricity, gas, internet, and cable, water and sewer Pet Policy: Pets allowed with approval. Pet screening required prior to approval $300 non-refundable pet fee per pet $50 monthly pet rent per pet Property features durable flooring and outdoor areas suitable for pets. Tenant must maintain pets responsibly. Renter's Insurance: Proof of renter's insurance required prior to move-in. Policy must include liability coverage of at least $100,000. If tenant has a dog, policy must cover dog-related liability.
