Lease terms

Preference will be given to long term lease applicants (18 months+). Minimum lease term is 12 months. Renter will be required to complete a background check and provide 2 references. Rent includes trash, mowing service, and fiber internet. Renter responsible for propane (approx $100), water (approx $25), and electric utilities (approx $80). Deposit and first month's rent due upon signing and require prior to move-in. Pets allowed (requires additional $500 refundable deposit due upon signing). No smoking on property. No vaping inside property. No subletting. No long term guests (more than 2 weeks). Renter shall maintain renter's insurance with liability coverage of at least $100,000. Proof of insurance required before move-in. Move-In Checklist completed by landlord and renter within 72 hours of possession. Move-Out Inspection conducted within 4 days of vacating. Appliances included: Refrigerator, propane oven/range, microwave, dishwasher, washer/dryer. Renter must use properly and report issues promptly and in writing.
