-Copy of vehicle registration for up to 2 vehicles proposed to be parked at the property (vehicle registration must be current);
-Verification of income (all sources may be combined to meet 3x rent);
-Verification of current employment;
-Verification of rental history/landlord references (renter) or "paying/paid as agreed" for a home mortgage that is within the last 2 months;
-Criminal History check;
-Pet vet records indicating breed and a photo;
-Verification of Service/Comfort Animal need, if applicable.
REASONS YOUR APPLICATION WILL BE DENIED
-Falsifying any part of the application.
-Applicant refuses to comply with Applewood Property Management's application process.
-Monthly household income is less than 3 times rent.
a. Landlord account in collection.
b. Any utility in collection
c. Too many accounts in collections (number to be compared with income)
-Unpaid small bills in collection (such as cell phone, utility bills) showing up on the credit report.
-Unpaid retail credit accounts in collection (such as JC Penney, Sears, etc.) showing up on the credit report.
-Bankruptcy: Chapter 7 bankruptcy within the past 5 years and Chapter 13 bankruptcy within the past 3 years.
- Criminal activity in the background of the applicant that, in the sole discretion of Applewood Property Management may pose an infringement on the quiet enjoyment of other tenants on the property or the safety and/or security of the property. For convictions, the conviction must be at least 7 years old and the applicant must be out of prison a minimum of 3 years.
-Criminal History-Applewood Property Management reserves the right to consider with more minor offenses not listed below the length of time since the offense and length of time since end of prison sentence, if applicable.
a. AUTO-DENY: Terrorist Watch List
b. AUTO-DENY: Sex Offender
c. AUTO-DENY: Theft within the past 5 years
d. AUTO-DENY: Illegal possession and/or distribution of Marijuana
e. AUTO-DENY: Illegal Possession and/or distribution of Controlled Substance
f. AUTO-DENY: Evading Arrest/Detention
g. POSSIBLE DENY: Assault
h. POSSIBLE DENY: Theft
i. POSSIBLE DENY: all other criminal and civil offenses, depending on the totality of the circumstances.
j. Applicants shall not be denied based on arrest records. The justice system in the United States presumes accused offenders are innocent until proven guilty.
REASONS YOUR APPLICATION MAY BE DENIED
-Credit score below 600. Some exceptions, depending on the totality of the circumstances.
