      2. No unlawful detainer evictions for the past three years.

      3. A good or neutral credit rating (no judgments).

      4. A criminal background that is free of the following charges: a) felony, b) lesser crimes against property, c) lesser crimes against other persons, and d) illegal substance and gang activity.

      5. Three years verifiable good residential rental history.

      Applications must include a screening fee for each adult desiring to live in the apartment. Screening fees are $35.00 per applicant. Application fees for applications that are declined for reasons not stated above will be mailed to the applicant?s current address as stated on the application within ten business days of application?s rejection along with appropriate documentation. Application fees will not be refunded for failure to meet the above criteria or for providing false information on the application.

      Only complete applications will be screened; screening is done on a first-submitted, first-screened basis. Income verification will be performed during the screening process for individuals listing employment as a source of income. Proof of income not derived from employment is required prior to screening.
