This is a 100% completely rehabbed 2 bedroom apartment on the 2nd floor. The unit was completely stripped down to the studs and all of the old non-structural framing was removed. There is all new framing and all new sheetrock and insulation in every wall and ceiling throughout the whole apartment. We changed the layout, took down a couple walls to make the space more open and inviting! We relocated the kitchen to a different area of the apartment and expanded the bathroom. The electric was all completely redone in the entire building so now all three units have separately metered electric. Gone are the days of splitting the light bill with the neighbors!! All plumbing is also brand new in this unit! With tenants convenience in mind, we added electric water heaters in each unit.. Now all 3 units have their own water heater, no more complaining about cold showers because the neighbors downstairs used all the hot water!! Also added new front windows, new flooring and all new LED recessed lighting throughout the whole apartment. And last but not least - the newly constructed deck overlooking the back yard to give the lucky new tenant the ability to "escape the city life" and enjoy some quiet time with fresh air and privacy!
KITCHEN AND BATHROOM: Both were outfitted with new cabinets and new granite counter tops. Fresh new tile was installed on the bathroom floor, shower walls and herringbone kitchen backsplash. Brand new shower pan, new shower doors, new shower and sink faucets, and brand new toilet installed. New bathroom vanity, plus illuminated bathroom mirror with bluetooth. Let's not forget about all of the brand new kitchen appliances, brand new never used refrigerator, oven/range and an over-the-range convection microwave. We also added a brand new washer/dryer which will be convenient for washing light loads. For larger loads there is a laundromat just across the street!
OUR FUTURE TENANT: There are many people wanting to rent this unit but we are being picky because we would like this apartment to be taken good care of. Pets like cats and small dogs are ok but the apartment might be too small for large dogs. Because it is a 2nd floor unit with steps, we prefer tenants without young kids for obvious safety reasons. There are no gas appliances in the unit, everything has been converted to electric. Tenant will be responsible for electric bill. Landlord pays trash/water/sewer.
RENTAL PRICE: Look at the comps in the area, unlike other apartments in the area we offer all new high quality everything, the quality we have is VERY nice for the area and price. Monthly rent is very competitively UNDER priced at $1,400/month. You certainly can find cheaper rent in the area but you will not find another freshly renovated, modern, beautiful, high quality 2 bedroom apartment with all brand new appliances for this price!
FOR SHOWINGS: My office is about 30-40 minutes from the apartment so please do not show up unannounced expecting a tour. If we setup a date and time to tour the apartment PLEASE CALL MY CELL 30 minutes prior to arrival to confirm that you are still coming and if you can provide estimated time of arrival. This is beneficial to avoid us wasting each others time

Setting up showings: Will do an open house once a week for the people who are not submitting a rental application. If the day we choose for open house doesn't work for you, submit a rental application, if you are qualified, you can set the day and time that works for you. We spent a lot of time and money making this apartment nice. We typically have more than 50 people who want to schedule a tour and it will be impossible for one of us to go there 50 times to show 50 random people who might not even be qualified to rent the apartment. That's why we need to see rental applications to make sure we are not wasting each others time. Thank you for understanding. Alex lives in Philadelphia - 30 minutes from the property. Alex works in New Jersey - 30 minutes from the property. If you randomly show up at the apartment without advance notice, you will be waiting for Alex to arrive there - if he is even available. To avoid having to wait - please confirm with Alex before showing up at the apartment. Even if you have an appointment to meet on a certain date, at a certain time, please call Alex at least 30 minutes from the appointment time to confirm you are still going to the appointment because there have been many people making appointments and not showing up!! Renter is responsible for electric which will be in renters name. Water, gas and trash = split 3 ways between three units. (included in rent) SMALL pets are ok. Need contact information for current and previous landlords for reference. Renters insurance is not required, but it is advised. NO SMOKING INSIDE THE APARTMENT.
