      Renter responsible for gas, water, electricity, internet/cable. Utilities other than internet/cable be included in rent for $500. No smoking. Pets ok, max 2, max 40 lbs, willing to discuss larger dogs if it is a gentle breed. Two dedicated off-street parking spaces included on shared driveway. No subletting. Minimum 6 months lease, prefer 1 year. Professional deep cleaning provided before move-in (Owner's expense) and will be required at move-out (Renter's expense). First month's rent (pro-rated) and security deposit (equal to one month rent) due at lease signature. Renter will be expected to maintain the the home in a clean and responsible manner. Should minor maintenance issues arise, Renter will be provided a list of preferred companies (plumber, electrician, HVAC, etc) and a Handyman for assistance.
