Lease terms

* Lease Term: 12 months, converting to month-to-month thereafter unless otherwise renewed or terminated by either party with proper notice. * Monthly Rent: $2,200 due on the 1st of each month. * Security Deposit: Equal to one month's rent, due prior to move-in. * Application Requirements: Income verification, background check, credit check, and rental history required. * Utilities: Tenant responsible for electric & Internet. * Renter's Insurance: Required prior to move-in and throughout tenancy. * Pets: Pets considered on a case-by-case basis with approval. Additional pet rent and/or deposit may apply. * Smoking Policy: No smoking or vaping of any substance inside the property. * Parking: One non-covered off-street parking space included. * Maintenance Responsibilities: * Tenant responsible for basic upkeep including light bulbs,and keeping the property clean. * Tenant agrees to promptly report leaks, maintenance issues, or damage. * Lawn/Snow Care: Tenant responsible basic exterior upkeep 5-10 feet from entrance unless otherwise specified. Snow/Lawn maintenance included. * Alterations: No painting, remodeling, or alterations without written landlord approval. * Subleasing / Short-Term Rentals: No subleasing, Airbnb, or short-term rental use permitted without written approval. * Late Fees: Late fees apply in accordance with Colorado law. * Early Termination: Early termination subject to lease terms and applicable fees. * Occupancy: Occupancy limited to approved applicants only.
