    1. **Responsibility for Utilities The renter is responsible for all utilities, including electricity, water, gas, and any other services required for the property. 2. **Yard and Landscaping Maintenance The renter is required to maintain the yard and landscaping of the property, including mowing the lawn, trimming bushes, and keeping the outdoor areas clean and tidy. 3. **No Smoking Policy Smoking is not allowed inside the property or on the premises. This includes cigarettes, cigars, pipes, and any other form of smoking. 4. **Pet Policy Small to medium-sized pets are allowed on the property, with a weight limit of up to 100 lbs per pet. The renter is responsible for any damages caused by their pets. $500 additional deposit per pet. 5. **Security Deposit $1,995 security deposit is required and due at move in. Conditionally refundable 30 days after move-out. Security Deposit will cover any damages beyond normal wear and tear, as well as any unpaid rent or utilities at the end of the lease term. 6. **Term of Lease The rental agreement is for a one year, with the option to renew at the end of the term if both parties agree. 7. **Notice Period Either party must provide a specified notice period before terminating the lease agreement fo at least 30 days. 8. **Early Termination If tenant fails to occupy the premises through the lease term for reasons other than those exempt by law, the renter will be responsible for, at landlords sole discretion, either: All amounts owing at the time of surrender as well as a lease buy-out fee in the amount of 1 1/2 times the monthly rent, including all amounts necessary to return the premises to a rentable condition, minus normal wear and tear. 9.** Repairs and Maintenance The landlord is responsible for structural maintenance, while the renter is responsible for minor repairs and day-to-day maintenance. 10.**Marijuana No medical or recreational marijuana may be grown or consumed on the premises.
