Tenant Screening Criteria 1. Credit Check ? A credit report criminal and background check are processed by the Rental Housing Authority (RHA). Their results come back with either a green, yellow or red light rating. If you pass our other five screening criteria, then: ? Credit reports returned with a green light will be approved. ? Credit reports returned with a yellow light may qualify for approval with payment of a double deposit to obtain tenancy. Example: $750 deposit + $750. ? Credit reports returned with a red light are strictly denied. 2. Criminal Check ? We are committed to providing our tenants with a safe living environment. Therefore, tenancy will be denied if an applicant has any of the following criminal convictions: [removed] (1st & 2nd degree), Manslaughter (1st degree), Assault (1st, 2nd & 3rd degree), Robbery (1st & 2nd degree), [removed] (all counts), [removed] of a child (all counts), Child Molestation (all counts), Kidnapping (all counts), Theft (1st & 2nd degree), Burglary (1st & 2nd degree), Residential burglary, Vehicle prowling (1st degree), Malicious mischief (1st degree), Arson (1st & 2nd degree), Reckless burning (1st degree), Possession controlled substance ? intent to deliver (all counts), Delivery or sale of controlled substance (all counts). 3. Eviction ? Tenancy will be denied if an applicant has a prior eviction; and/or any unpaid rental collection. 4. Residential Reference ? Applicants need to have a 12 months valid, verifiable rental history. If rental history is less than 12 months, then a cosigner will be required and the cosigner must pass all of our Tenant Screening Criterial including a green light on the credit check. Applicants will be denied for: falsification of rental application, breaking a lease agreement, multiple prior complaints for: noise, cleanliness issues, bed bugs, criminal activity, or misconduct. 5. Employment/Income Verification ? We must be able to verify employment and that applicants earn a minimum of two and a half times the monthly rent for the apartment that they are applying. Applicants who supply misinformation regarding employment and wages will be denied. 6. Other - Applicants may be denied for: falsification of rental application, unverifiable social security number, not being on time for their appointment. Acceptance ? We rent to qualified applicants on a first come, first serve basis. Prospective tenants must pass our tenant screening criteria in order to be considered ?qualified?. Marwood Apartments LLC does not accept reusable screening reports.
