2. Minimum income of 3 times monthly rent.
3. No history of evictions or bankruptcy within the last 5 years.
4. No history of crimes against people, drug-related crimes, sex crimes, identity theft, fraud or forgery, or crimes that would negatively impact neighbors, landlord, or property.
5. $500 pet deposit after pet interview.
6. $1500 security deposit.
7. $200 non refundable cleaning fee.
8. First months rent due in full up front, 2nd month will be prorated.
9. No Smoking or growing [removed] on premise.
10. Tenant pays for Garbage and Electric. Landlord responsible for water ($50 water fee paid with rent for total of $1550). $50/mo additional water fee for pools or gardens.
11. Proof of renters insurance required.
12. $40 application fee per adult 18+.
13. $100 late fee for rent paid after the 5th of the month.
14. Tenant required to maintain front and rear landscape.
