Lease terms

Tenant is responsible for all utilities and must transfer all required utility accounts into tenant's name prior to the move-in date. No smoking or vaping is permitted inside the home. Pets are considered on a case-by-case basis with a one-time non-refundable pet fee of $250 per cat, $350 per small dog under 40 lbs, and $450 per large dog over 40 lbs. Maximum of 2 pets unless otherwise approved in writing. Use of the backyard fire pit is permitted at tenant's own risk and only under responsible adult supervision. Fire pit must never be left unattended while in use and must be fully extinguished before leaving the area. Tenant is responsible for complying with all local fire safety guidance, using the fire pit in a safe manner, and preventing damage, nuisance, or injury resulting from its use. Landlord reserves the right to revoke fire pit use if misused. Tenant shall maintain the property in clean condition and promptly report any maintenance issues or damages. Landlord will replace HVAC filters monthly with at least 24 hours' notice before entry. Yard maintenance, lawn care, and routine exterior upkeep shall be tenant responsibility unless otherwise stated in the lease. Failure to maintain utilities, lawn care, or other tenant responsibilities may constitute a lease violation. Renters insurance is required prior to move-in and must be maintained throughout the lease term. No subletting, assignment of the lease, or short-term rental use, including Airbnb-type use, is permitted. Application approval is subject to income, credit, background, and rental history review. Security deposit, first month's rent, and any applicable pet fees are due before move-in. Property must be returned in substantially the same condition as received, ordinary wear and tear excepted.
