Application process includes completion of a rental application, criminal history search and credit check. Additionally, an employment verification (past and current) and home rental reference check will be performed. The initial lease-period is 1-year. Total upfront costs necessary to move-in, are $6100. This includes first month's rent ($2000), last month's rent ($2000) and a refundable (upon exit from the home) security deposit equal to one-month's rent (or $2000) Upon approval, Tenant will sign a lease contract. The approved Tenant will be responsible to pay all utilities. At a minimum, Tenant is required to sustain the power, water and sewer. Cable TV, broadband Internet, telephone and any other amenities are not required (although necessary infrastructure exists). The sewer bill needs to stay in the Landlords name. Each month, (along w/monthly rent payment), tenant will pay landlord $50 to cover the sewer bill. Landlord will pay this bill on Tenant's behalf. Renter's Insurance Policy is required. Tenant will procure this policy on their own and provide Landlord a copy of the policy.
