Terms at 4650 Burleigh Rd #1

Lease Terms: Lease Duration: The lease agreement will be for a period of 12 months, beginning on the agreed-upon move-in date. After the initial lease term, the lease will automatically convert to a month-to-month agreement unless either party gives notice of termination or desire to renew the lease. Rent Payment: Rent of $1,200 per month is due on the 1st day of each month. Payments must be made via online portal. A late fee of $50 will be charged for any payment received after the 5th day of the month. Security Deposit: A $1,200 security deposit is required upon signing the lease. The deposit will be returned to the tenant, minus any deductions for damages or unpaid balances, within 30 days after the lease ends. Water Fee Non- Refundable: A monthly water fee of $300 will be charged in addition to the rent. This fee covers the cost of water services for the property and is due along with the monthly rent payment. Utilities: Tenant is responsible for paying gas and electric utilities directly to the service providers. The landlord is NOT responsible for utilities Insurance: Tenant is encouraged to obtain renter's insurance to cover personal belongings and liability. Maintenance and Repairs: The tenant is responsible for maintaining the property in a clean and orderly condition. The landlord will take care of major repairs to the property, but the tenant must notify the landlord promptly of any issues needing attention. Termination and Renewal: To terminate the lease at the end of the lease term, the tenant must provide a 30-day written notice to the landlord. If the tenant wishes to renew the lease, both parties must agree to new terms or extensions before the expiration of the current lease. Additional Terms: No prior evictions will be accepted.
