Water, trash, and recycling included in rent. Wall heating unit; internal, portable, a/c window units can be approved if desired by resident. PG&E (individually metered) and Wi-Fi not included. NOTE, no overhead stove fans (for the 'sous chefs' out there) due to age of construction. But living room and bedroom includes ceiling fans. 12-month lease agreement, unless an exception is agreed upon. It is a fully nonsmoking premises...inside and out. Small complex, so quiet hours are 9pm to 8am to respect close proximity to neighboring units. Single, dedicated parking space; however, street parking 'fairly easy' once registered as a resident with city. No pets, unless of course, a service animal for the benefit of an individual with a disability. Square footage listed is approximate, and technically has a laminate "wood floor," but Zillow doesn't offer that option. RENTAL PROCESS: Schedule and complete a showing with all interested occupants. Then, ALL successful applicants must EACH have a credit score of ~700 (unless verified housing voucher with supporting documentation as allowed by law). ALL successful applicants must also have a combined 3.0x income to rent ratio. Application fee is $50 per person, cash or cashier's check, and is non-refundable. A government issued photo identification is required along with every application for each person over age 18 who will reside in unit. Our goal is to ensure all potential residents have the ability to meet their rental obligations, including on-time monthly payments as well as honoring their lease agreement. Finally, we simply cannot hold units. First toured, first interested, first applied, first qualified, first accepted, first deposit (within 24 hours) is awarded apartment. In addition, full monthly rent will be due on the day of move in with lease signing and subsequent month will be prorated accordingly. Homes are rented in the condition at the time of viewing unless otherwise noted or agreed upon. We do not advertise on Craigslist or Facebook Marketplace.
