Our screening criteria includes the following:
i Favorable rental history of at least 6 months and at least two favorable references from current and prior landlords.
i Gross income must be at least 3 times the rental amount or cash reserves equal to at least 6 months rent amount and verified by applicant providing a copy of a bank statement demonstrating such cash reserves. You may include alternative sources of income as defined in SMC 14.08. Except in cases of rental housing subsidies falling within SMC 14.080.0404()F), income that does not meet this threshold results in a denial of the application. In cases where applicants receive rental housing subsidies, the subsidy will limit the income requirement to the non-subsidized remainder of rent.
i Any criminal history will be reviewed on a case by case bases.
i All credit ratings must be favorable with no adverse negative credit history, including late payments, collections or judgments, or rental evictions. Additional criteria are provided in our application packet.
We do not accept "comprehensive reusable tenant screening reports".
