Lease terms

(Utilities) Tenant pays for water. Tenant is responsible for gas, electricity, and all other utilities, trash removal. (Rent Payment) Monthly rent is due on the 1st of each month. A late fee of 100 dollars will be charged if rent is not received by the 5 day of the month. A 100 dollars late fee will be charged if rent is not received by the 5th day. An additional 10 dollars per day may be charged thereafter, not to exceed 300 dollars Rental Late fee 100 dollars (Security Deposit) A security deposit of 3250.00 dollars is required .The deposit will be refunded within 21 days after the tenant vacates the premises, less any deductions for damages beyond normal wear and tear. security deposit is due at lease singing. ( Last Month's Rent) Last month's rent is due at the time of lease signing. ( Maintenance and Repairs) Tenant is responsible for minor repairs and maintenance up to 350 dollars per occurrence when caused by negligence , misuse or abuse by the tenant ,occupants, guests or pets. Tenant is responsible for the full cost of any damage to the property, appliances , fixtures or, systems caused by negligence , misuse, or abuse. These costs are not limited to the 350 dollars threshold. This does not apply to normal wear and tear or major building systems, which remain the landlord's responsibility. (Repair Requests) All maintenance and repair requests must be submitted in writing via text message or email. Phone requests will not be accepted except in emergencies. (Smoking Policy) No smoking is allowed anywhere on the property. (Pet Policy) Tenant is permitte one small dog . A refundable pet deposit of 400 dollars is required. Additionally, a pet rent of 40 dollars per month will be charged. Pet Deposit is Refundable but, Pet Rent is non-refundable. (Occupancy) Only individuals listed on the lease agreement may reside in the property. (Entry Notice) Landlord will provide at least 24 hours notice before entering the property, except in emergencies. (Renters Insurance) Tenant is required to maintain renter's insurance with a minimum liability coverage of 200,000 dollars for the entire lease term.Tenant must provide proof of insurance prior to move-in and upon renewal. The landlord must be listed as an " Additional Interested Party" on the policy . Failure to maintain renter's Insurance at any time during the tenancy shall constitute a violation of the lease agreement. ( Exteior appearance / Alterations, or modifications ) No alterations, painting, or modifications may be made without prior written consent from the landlord. (Subleasing) Subleasing is not permitted without written approval from the landlord. ( HOA ( Homeowners association) rules and regulations) Any fines, penalities, or violations issued by the HOA due to tenant actions or negligence shall be the responsibility of the tenants and must be paid promptly. Tennant agrees to comply with all HOA rules, including but not limited to Parking restrictions Noise regulations Exterior appearance standards Trash and recycling guidelines landscaping and property upkeep ( Yard maintenance clause) Tenants is responsible for maintaining the yard and exterior areas in a clean, safe, and presentable conditions. This includes , but it not limited to: regular moving of lawn watering as needed to maintaining healthy grass and landscaping weekding and trimming shrubs, bushed, and trees removal of leaves and debris.
