Brookhaven 3/2 equidistant between top-rated Montgomery Elementary and 135-acre Murphy-Candler Park on large private 1.41 acre amalgamated lot that is ideal for dog-owners! House was just completely repainted on the interior - and also completed brand new roof on Monday April 22nd. New pics of interior and roof are below - can show at any time. 4130 Navajo Trail is back on the rental market - it was rented in March but then the renter's personal circumstances changed and they were ultimately not able to move in for severe financial reasons. One-year lease and then month-to-month thereafter for this 3 bedroom & 2 full baths (1,575 square feet on main level, plus another 292 square feet laundry and storage in the partial basement). House is very easy for me to show, since I live directly next door. Please understand that this property is NOT for sale; Typically, I get just as many purchase inquiries (!) as I do rental inquiries. But again - the property is ONLY for rent. Thank you for your understanding. I have owned the property since December 2014, and have had six total tenants since. Amazingly, the next renter will be only the 10th person to live here since built in 1954 (1st owner to 1971, 2nd to 1990, and 3rd to 2014). The median home in the immediate Nancy Creek Heights neighborhood is in the $1.5M+ range - there is very little original construction left. Superb access to I-285 & Ga-400 via special shortcut that limits you to just a few hundred yards on AshDun Road, Perimeter Mall in 15 minute walk, Dunwoody MARTA 20 minute walk, Pill Hill, Chamblee Whole Foods, Pure Taqueria, etc. Property is within Brookhaven city limits and is served by the truly outstanding Brookhaven Police Department (which is completely independent of both DeKalb County PD as well as Atlanta PD). New HVAC system from summer 2019, Whirlpool gas stove, Whirlpool 25-cubic-foot fridge, and alarm system with sensors on every window/door maintained & paid for by owner. Owner also pays for annual furnace as well as AC inspections, 4X/year exterminator, termite protection, and keeps roof/gutters clear. Me the owner greatly prefers to do all the ongoing yard work for $100 additional a month - since I live directly next door about 150 feet away (lawn mowing, blowing off driveway, and truly extensive autumn leaves clean-up since the overall property has about 100 mature trees). Washer / dryer and dishwasher. Locking & literally indestructible "Mail Boss" mailbox prevents any possible mail theft. Three included white rocking chairs for front porch, and table/chairs for 6+ for back patio. House sits on two lots each 0.4 acre with owner living directly next door on a 3rd lot, plus there is green no-man's land 1/3 of an acre right-of-way behind that only increases size of the backyard. This house has a legitimate 270-degree green view in the very private backyard that makes you truly forget you are smack-dab in the middle of Perimeter Center. Fire pit made of indestructible 1/2 inch steel that is 3-feet in diameter is a great way to entertain your friends - PLENTY of free firewood on the extensive property... A couple guidelines/rules associated with this property: 1) Only can have 3 cars across the tenants; There is a 2-car carport plus another spot immediately to the left of that. Otherwise, a 4th car would have to park on the street and I really like to avoid that. So - you are free to have guests and people over, but the understanding is that only 3 cars will be regularly parked here; 2) Brookhaven has a very strict & enforced noise ordinance from 10 pm nightly; So I am very much NOT opposed to your having friends over at night, but exterior noise after 10 pm is not acceptable (and remember I live 150 feet away!)... Pets? I am pet friendly. How I like to work it is that a pet requires an additional $500 deposit - with $250 refundable provided no damage, and the other $250 is kept as a cleaning fee... Tenant reimburses owner for water (has been running under $100 a month and am happy to share past sample bills with you), while renter pays gas and electric directly to the utilities. Good for people who travel since owner gets the mail/packages and can keep an open eye when tenants are away. I check credit and criminal history - no exceptions. If you have trouble texting me, then you have to contact me first thru the zillow app - since they will not show my correct phone number for the direct text messages that I of course prefer!
